Property Shark has released its annual report on the 100 most expensive zip codes in the U.S., based on closed sale prices, and once again several Hamptons villages have earned a mention.
With a $5.5 million median sale price, 11962 (Sagaponack) was deemed second most expensive zip code. “Although it secured the #1 most expensive zip code title in 2015 and 2016, Sagaponack’s 11962 slid to #15 in 2017 after its median sale price was halved. 2018 however brought this Hamptons zip code back with a vengeance, registering a whopping 95% year-over-year expansion in its median sale price,” Eliza Theiss, author of the top 100 priciest zip code report, noted. “Hitting a $5.5 million median landed Sagaponack on #2.”
Even though the $5.5 million median sale price was enough to earn the title of most expensive U.S. zip code in 2016, it just wasn’t enough for the 2018 honor. “Although 11962 claimed the top spot in 2016 with the same median, pricey Atherton proved too resilient,” Theiss shared. “Atherton’s 94027, which held onto its #1 position from last year, saw its median sale price depreciate by less than 10% between 2016 and 2017, and regained momentum in 2018 with a 35% year-over-year growth in its median.
While Sagaponack made a comeback, 11976 (Water Mill), 11932 (Bridgehampton), and 11975 (Wainscott) all dropped several spots. “Water Mill’s 11976, the second-priciest Hamptons zip code posted a $2,862,500 median sale price in 2018, dropping from last year’s #4 to #17,” Theiss explained. “Bridgehampton’s 11932 also saw its median slashed, decreasing by $600K year-over-year, sliding to on #46. Wainscott’s 11975 slid 37 spots compared to last year, landing #48 with a $1,895,000 median, more than $1 million below 2017.”
However, 11930 (Amagansett) and 11959 (Quogue) both moved up. “Amagansett’s 11930, #39 this year, rose 21 positions, with its median gaining nearly $400,000 year-over-year and clocking in $2.15 million for 2018,” Theiss said. “With a $1.6 million median in 2018, Quogue’s 11959 rose in our ranking, landing #76 thanks to a nearly $150K increase. Quogue shares #76 with five California zips, which all tied at a $1.6 million median.”
