Now that I've gotten over that East Hampton Oaks deal (see last week's column), I will stop whining and continue the million dollar values, plus or minus. Perhaps you noticed that the Newsday real estate blog wrote that they loved my column and referenced it in on their site. Realty Takes has a wide readership so send in those deals. So, we were looking at east of the canal in the Town of East Hampton.

Lori MacGarva, Prudential Elliman in East Hampton sends us three properties under $900,000. In East Hampton's Northwest, three bedrooms, heated pool on a half acre 2,200 square feet. In Springs, Barnes Landing, bike to Bay Beach community, three bedrooms, 1,400 square feet on a little more than a half acre. And in Springs, on shy half acre, a 1,600 square foot three bedroom "farmhouse" heated pool, stone walls, and specimen trees.

For $895,000 and built in 2004 in East Hampton's Northwest on a shy half acre, we get a four bedroom, 2,600 square foot home with a heated pool from Victor Curro at Prudential Douglas Elliman in East Hampton, who also sends a waterfront building lot further North and eastward in Springs with marina access creek front for boat mooring and bay front for splendid views.

Alicia Ward stationed in Bridgehampton for Town & Country Real Estate, submits another Springs offering, a $999,000 "lovingly renovated" property four bedrooms, 2,400 square foot retreat near the Harbor (Three Mile, that is), room for a pool on a "park like landscaped half acre."

On a shy acre is this property between Northwest and Village. It is the last one sold by the original owner who has maintained "it in impeccable condition," writes Jinny Henenberg, Prudential Douglas Elliman, East Hampton. Offered at $899,000 it can be turned "into a $1,000,000 plus home, other properties on the street have been renovated and sold for over $1,000,000. So if it's $1,000,000 in the making that interests someone, this is a great deal."

I have to tell you, that looking over information received so far, East Hampton's Northwest properties look to me like the home-for-home-amenities "value" area among all the values reported. The Westhampton Beach/Quogue/North Sea area for time, traffic and travel concerns. What do you think?

We have asked for values from Amagansett, Shelter Island, and Montauk, ask and thou shall receive has not been operative in that area of the industry, but we are in the City of Man, after all! (Reference St. Augustine!)

We do have one from the East Hampton Town's Napeague stretch from real estate agent Marty Ligorner, Prudential Douglas Elliman in East Hampton. For the White Sands area, Napeague Dunes, or "the proper name Montauk-on-sea," he wrote us about 1,450 square foot home, built in 1980, with three bedrooms on a shy acre. And it has a garage. All the houses are in the million dollar range. All are South of the Highway and within 600 feet of the ocean beach. He says it's a "wonderful contemporary home, original owner, never rented." He didn't tell us the price though! Just a good deal.

And on the light side from Prudential Broker/Manager East Hampton Office, veteran Tom MacNiven: "Way back before cell phones, when the entry level home here was about $150,000 an agent got a wake up call. The voice on the other end of the phone asked to see everything the agent had under $100,000. Probably intending to dismiss the 'cheapskate,' the agent told the caller that there was most likely nothing available but he'd do some research and phone the caller back."

He continues the tale with, "'Can I get your phone number?' the agent asked, using one of the time period's best excuses for not giving out information. The caller replied, 'I'm calling from a phone booth.' [Yeah, right!]. The agent's reply: 'Under $100,000? Take a good look around you. You're standing in it.'"
