Just Shy Of A Million

What can you get for about a million on the East End? And what some realtors consider as best deals in that range continues this week, moving east of the canal, as promised.

By the way, would love to hear from the North Fork and Shelter Island, as well. Value is value after all, and we think it's nice to know where, how, and why, you may be making decisions to spend your money.

A reprise west of the canal: Westhampton Beach/Quogue area for just under a million were four bedroom homes with pool - one with pool and tennis court, a two bedroom ocean front condo at $900,000, one vacant Village lot in the Village; a shy acre "steal" at $990,000, and a four bedroom spec house in Hampton Bays that went for $850,000 in a million dollar neighborhood.
Moving east, we'll start in Water Mill, this home from Telly Karoussos, Prudential Elliman of East Hampton, who describes it as, "one of the hottest properties in the Water Mill North estate section offered at $995,000…the ideal home for an end user to do a renovation and live in a multi-million dollar neighborhood. Ideal for a builder to knock it down for a spec home on an acre backing up to 13 acres of agricultural reserve."

Karoussos includes area comparables. "Newer larger homes on the market on a similar property are starting around $2.3 million. Similar older homes are on the market at this price and up, but they have busy street proximity. This property is on a private quiet street with some views of farm fields."

Recent home sales: 538 Deerfield for $1.4 million; 497 Scuttle Hole Rd. for $1.85 million. Recent Deerfield vacant lots are currently on the market, approximately two acres, asking roughly between $1.5 million to $1.7million.
Moving north, we have two good deals, so far, from Sag Harbor Village with one of two condo's available: one bedroom with view of sunsets and cove for $535,000, a two bedroom penthouse with large deck and water views for $795,000. As to East Hampton's Northwest Woods, Chris Chapin writes that this may be the least expensive lot in the Northwest Woods of East Hampton that will fit a tennis court. It is much more difficult to get tennis in East Hampton Town than it is in Southampton Town, therefore a lot that will accommodate it will be rarer and therefore more valuable. In addition, this lot is on a cul-de-sac, it backs to a 40 acre reserve, and it has large oaks and tall white pines. It would support an extensive house. Justin Agnello is the listing agent. We are talking about 1.95 acres for $850,000, room for pool and tennis.

This one is from Matthew Hoffmaster, Prudential Douglas Elliman Real Estate, who says it's a good deal. Property: East Hampton - Northwest Woods, built in 1987, 2,500 sq. ft. on 1.56 acres, four bedrooms, three baths, Traditional with gambrel roof and very large bonus room, pool, living room and family room each with fireplace located on a dead-end street with no through-traffic. This is an amazing deal right now at $875,000.

Another from Hoffmeister in East Hampton Oaks, the very beginning of the Northwest area: 2,600 sq. ft. home on 0.75 acres, four bedrooms, 2.5 bath, two car garage, heated pool, community tennis, full finished basement with large family room, large fitness room, meticulously landscaped. This one priced at $1,195,000.

Hey wait a minute! Was that East Hampton Oaks? I have to stop because I'm gagging. Once in that long ago time, maybe 20 years ago, I bought and sold a house in East Hampton Oaks comparable in every way to the above, sold it for $225,000. Yes, well there must be a million of those stories out there. Because East End Real Estate is a very strange business. More on this as we continue the series next week.
