The Hampton Business District Delivers Results

When Rechler Equity Partners broke ground last year on its visionary Hampton Business District at Gabreski, Suffolk County Executive Steve Bellone observed, "This is an important day for the economic future of the region." Southampton Town Supervisor Anna Throne-Holst added, "We look forward to this ambitious development taking shape and offering companies a place to flourish and expand."

Today, with one building already completed and three more on the immediate horizon, The Hampton Business District is quickly meeting — and exceeding — everyone's expectations.

"In just eight months we reached nearly full occupancy in our first building, 220 Roger's Way," notes Mitchell Rechler, who with cousin Gregg Rechler serves as managing partner at Rechler Equity Partners, Long Island's largest owner of commercial properties. "We're attracting top-tier companies that want new construction, state-of-the-art design, and a location that's ideal for servicing the East End. The Hampton Business District delivers all three benefits."

The latest company to call The Hampton Business District home is Tate's Bake Shop, the iconic Southampton premium bakery, which signed a 37,141-square-foot lease this past August. Like fellow tenants Carrier Enterprise Northeast and AC Lighting & Electric, Tate's was attracted to 220 Roger's Way for its high-end industrial showroom and warehouse space.

"We needed new corporate offices and larger warehouse and distribution space that would allow us to serve our growing customer base while remaining close to our Southampton roots," says Tate's CEO Maura Mottolese. "The Hampton Business District met all our needs in a setting that reflects our commitment to quality and our heritage as a local brand."

A World-Class Endeavor

When completed, The Hampton Business District will serve as a multi-use business park consisting of nine buildings totaling 440,000 square feet. Located at Gabreski Airport in Westhampton Beach, it will feature corporate office, medical office, showroom, manufacturing, warehouse/distribution and a 145-room hotel.

"Now that the 60,000-square-foot 220 Roger's Way is nearly fully leased, we're embarking on a period of renewed construction activity," observes Rechler. "By the end of 2015, we will break ground on 205 Roger's Way and 215 Roger's Way, with expected occupancy by fall 2016. In spring 2016, we will start construction on 200 Roger's Way. This latest development phase will attract tenants from a variety of industries."

Both 205 Roger's Way at 30,215 square feet and 215 Roger's Way at 23,000 square feet will offer prime office and medical space, a response to the region's growing healthcare sector and the need for new East End construction that can accommodate anywhere from a single practitioner to an urgent care center or even a hospital satellite.

Similar to the existing 220 Roger's Way, 200 Roger's Way will offer 68,700 square feet of high-end industrial showroom space. "We're seeing continued demand for a mix of showroom and industrial space," states Rechler, "and that's what will be available at 200 Roger's Way, including 22-foot-high warehouse ceilings." Space at 200 Roger's Way will begin at 5,200 square feet.

Local Appeal

Not surprisingly, The Hampton Business District is attracting attention from local and seasonal residents who may own a company or run a practice elsewhere on Long Island.

"Business principals who live in the area make up a significant portion of our inquiries," Rechler explains. "It's a chance for them to enjoy brand-new space designed to their needs — all just a short car ride from home. The Hampton Business District is revolutionizing how East End business owners and principals think about Long Island's business landscape.
