Sellers in this uncertain housing market who are pricing their houses to sell at or close to the asking price are employing the best strategy, local real estate brokers said this week. Brokers said pricing a house too high, expecting lower offers, is not the best strategy in this market of tumbling prices.

"We have never been closer to our goal," John Halsey, president of the Peconic Land Trust (PLT) said this week as efforts to purchase the 7.6 acre parcel on Sagg Main that is home to Pike's Farm Stand progressed. In an unexpected turn of events, the contract price has been reduced from $8.23 million to $6 million. Sadly, the property's owner James "Jim" Hopping died on October 12. 1 comment
First quarter earnings are being reviewed in real estate offices across the East End as agents are reporting higher prices, fewer sales and more inventory heading into what they still hope will be a peak selling season.

Bernie Madoff's Montauk beach house is in contract according to Joan and Raymond Hegner, the exclusive listing agents at the Corcoran Group's Montauk office handling the sale. The 3,000 square foot contemporary listed at $8.75 million sold for more than the asking price. The sale is a cash deal in accordance with guidelines set by the federal marshals overseeing the sale. 3 comments
It is possible to buy property in the Hamptons for less than $500,000. That's right, not every house on the market is listed at $19 million. You can buy in East Hampton where there are eight houses for sale ranging from $214,110 to $489,000. Pike is making plans to open this season though the future of the farm stand is mired in uncertainty. Efforts to preserve the rented farmland, spearheaded by the Peconic Land Trust, are edging forward though it is yet to be seen if enough support can be raised. The contract, subject to the PLT's ability to put together a deal involving Southampton Town and Suffolk County, is hinging on private donations and a contribution from the ailing CPF fund.
